More About Alpine Lake Resort

Alpine Lake started in the late 1960's as "Mountaintop Vacationland," a development spearheaded by Terra Alta and Preston County business leaders. From the early 1930's, the property itself had been a hunting and fishing club owned by an Arlie Hull. At that time, the lake (Hull's Lake) consisted of 65 acres.


Mountaintop Vacationland was purchased in 1971 by Morgantown industrialist J.W. Ruby. It was under his direction that the development was renamed Alpine Lake, greatly expanded, and the complete plan for a residential community drawn up. After Ruby's death, Alpine Lake was turned over to the property owners; and the Alpine Lake Property Owners Association now manages all aspect of the community. Alpine Lake encompasses almost 2,000 acres of wooded land and thirty-five miles of paved roads providing easy access to nearly all of its 2,300 lots and other amenities.

Amenities now existing at Alpine Lake Resort include the following:

A 150-acre lake stocked with a variety of freshwater fish.
A sandy beach and a spacious boathouse (used for meetings, recreation, dances and cookouts)
Note: motorized boats are not permitted on the lake - only sailboats and other forms of
"man-powered" fishing or recreational boats.
A handsome Lodge building which houses:

RESIDENTIAL STATISTICS
At present, about 510 families own private residences at Alpine Lake. Of those homes, about 25% serve as full-time residences. Others are occupied on a seasonal or vacation basis and some are rented to visitors by their owners. An average of 12 new homes have been constructed each year. The great value of Alpine Lake living is now more widely recognized and interest in new homes is increasing.

Alpine Lake includes about 2,300 separate lots. Lots are privately owned and (occasionally) are listed for resale with various realtors.

Alpine Lake is located in the Portland District of Preston County, West Virginia, northeast of the town of Terra Alta. The Preston County Assessor indicates combined property values within the community have an assessed value exceeding $59 million (for tax purposes). Market value exceeds $99 million (tax year 2014 value). In addition to Preston County property taxes, property owners pay annual assessments to the Association for maintenance and operation of the extensive common facilities. Homeowners also pay utility fees directly to the Alpine Lake Public Utilities Corporation, which operates both waste disposal and water facilities.


MANAGEMENT
A Board of Directors consisting of seven property owners direct the Alpine Lake Property Owners Association, which governs the community. These directors serve without compensation for terms of three years and are elected (to staggered terms) annually. All property owners in good standing (all assessments paid-up) are entitled to one vote for each lot owned. Day-to-day operation of Alpine Lake is under the supervision of a general manager who is employed by and reports directly to the Board of Directors. Various volunteer committees serve to assist and advise the Board of Directors and management.
